We charge $350.00 per lien. There is no cost up front, we only charge when we successfully obtain the release or confirm that the loan is still active. A $75.00 charge applies in instances where we confirm that the lien is still active.
We require, at a minimum, the following:
- A current title search showing the subject lien encumbering title to the property, and all subsequent assignments
- First 3 pages of the recorded security instrument
If available, the following information increases the likelihood of success:
- Complete and legible copy of the recorded security instrument and all assignments
- Proof of payoff (HUD-1, copy of payoff check/wire confirmation, or copy of credit report showing the subject lien as paid)
- Copy of the subsequent deed and/or security instrument from the time when the lien in question was paid.
